Price it right with real DLD comparables
The single biggest factor in a successful sale is the asking price. A strong broker prices against recent, verified Dubai Land Department (DLD) transaction comparables for your building and community, not optimistic portal listings. Overpricing stalls a sale and forces later reductions; pricing to evidence attracts serious buyers quickly. If you want an independent figure first, see our property valuation guide.
Marketing, Trakheesi permits and the portals
To advertise your property legally, a broker must hold a valid RERA licence and pull a Trakheesi advertising permit for each listing, which produces the permit number you see on compliant ads. A good agent pairs that with professional photography, a clear floor plan and exposure across the major UAE portals and their own buyer network, so your listing reaches qualified demand rather than just sitting online.
Form A and the listing agreement
You appoint a broker by signing Form A, the RERA listing agreement that authorises the agent to market the property and sets the commission. The standard agency commission in Dubai is 2% of the sale price plus 5% VAT. Form A also records key details such as price and whether the listing is exclusive, which keeps the arrangement transparent for both sides.
The DLD transfer: 4% fee, NOC and title
Once you accept an offer, the buyer and seller sign Form F (the Memorandum of Understanding). The seller then obtains a developer No Objection Certificate (NOC) confirming service charges are clear, and the parties attend a Dubai Land Department appointment (or trustee office) to transfer ownership. The headline 4% DLD transfer fee is customarily paid by the buyer, and a new title deed is issued on completion.
Why sell through a vetted broker
A verified, experienced broker protects your price through skilled negotiation, keeps your advertising compliant, and manages NOC and transfer paperwork so the deal does not stall.
